Minimum Stay Requirements:

3-NIGHTS: Holiday Weekends May 25-Sept 3

2, 3 or 4-NIGHTS: Peak Season, June 22 -Sept 3.

Reservation Deposit: Reservations are charged immediately in full. Rates are based on double-occupancy and taxes (12%) are extra. Additional adults are $50 per night and children 4-7 are $35 per night. Children must be at least 4 yrs old, unless it is a Villa booking.

Check-in 2-7pm. Check-out 10:45 am. Guests must indicate arrival time.

Breakfast Reservations. All Guests must make breakfast reservations at time of arrival.

NON-SMOKING POLICY: Absolutely No Smoking Allowed.   A $300 cleaning fee to restore any areas to odor-free condition will be charged. Hotel reserves right to evict customer.

**Villa Apartments: Villa Apartments are leased weekly or sold nightly. Weeklys check-in is Saturday and departure, the following Saturday. A lease agreement & security deposit are required and customer DOES NOT pay Sales Tax. If you cancel, you will receive a full, partial or nothing at all if the Villa is not re-rented, always subject to processing fees of $100. Cancellation & Modifications Policy: NO exclusions allowed nor is a future stay credit given. Peak Season Weekends: Peak season is from May 18 – October 21, 2012. Weekends are Friday & Saturday. Holiday weekends are Friday, Saturday & Sunday. Your deposit is fully refundable less a cancellation fee of $100 per room if you cancel 21 days prior to a weekend arrival date. Under 21 days, you will receive a full or partial refund only if we are able to fill the vacancy caused by your cancellation, less a $100 fee. If the hotel is unable to resell your room/villa, you will be charged the full amount. There are no refunds or changes on single-night weekend bookings, One-Night stays and promotional discount offer bookings. All modifications or cancellations are charged a minimum processing fee of $25.Peak Season Weeknights: Cancellations follow same terms and conditions as above, using 14 days instead of 21 days. Off-Peak Season: Cancellation requires 7-days for weekends and 5-days for weeknights.

Resort Fee: A $10 per day per room will be charge to your credit card to cover staff gratuities for breakfast service and room cleaning.
